This project encompassed the full renovation and adaptive reuse of the Major 1 retail site in Auburn, California, totaling multiple tenant spaces. The scope included converting an existing K-Mart into separate retail operations, including Old Navy, Harbor Freight, and a grocery store, all completed as shell improvements. Phased work began with selective demolition, shoring, site grading, and underground utility installation to prepare the site for multiple tenants. Structural and exterior upgrades included concrete, masonry, stone veneer, structural steel, storefront and glass systems, automatic doors, metal panels, single-ply roofing, sheet metal, and caulking. Interior construction involved rough carpentry, metal stud and drywall framing, lath and plaster, insulation, painting, mechanical, electrical, plumbing, and fire protection systems, along with overhead doors, dock equipment, Knox boxes, and roof hatches.
Multiple contract modifications included enhanced roof insulation, upgraded electrical service, and HVAC gas connections. Phased scheduling and careful coordination enabled all tenant spaces to be prepared for long-term occupancy while maintaining operational efficiency. The project demonstrates expertise in adaptive reuse, multi-tenant retail renovations, and the delivery of high-quality shell improvements through a coordinated construction strategy.
