Merlone Geier Partners – Office TI

This 2,527-square-foot tenant improvement converts an existing vacant retail shell into a new property management office for Merlone Geier Partners at Arden Creek Town Center, a multi-tenant shopping center anchored by Smart & Final, PetSmart, and Rite Aid at the high-traffic intersection of Arden Way and Watt Avenue in Sacramento. The owner’s goal is to deliver a functional, brand-appropriate on-site leasing and management office that supports the center’s daily operations while keeping the surrounding tenant spaces fully active throughout construction. Stuart James Construction is managing a complete interior buildout within the existing shell. Exterior walls, shared demising walls, and exits remain unchanged. Scope includes selective demolition of the vacant interior, new metal stud framing and drywall partitions, a new suspended acoustical ceiling system, and a full set of interior finishes, including luxury vinyl tile, carpet tile, ceramic tile, and paint.

The new program includes a conference room, a private office, three workspaces, three work stations, a kitchenette with full cabinetry and appliances, an ADA-compliant unisex restroom, and an open office area served by owner-provided modular office partitions. Mechanical work includes two new 5-ton Carrier rooftop heat pumps installed on existing curbs, complete ductwork distribution, supply and return grilles, and a ceiling exhaust fan serving the restroom. The plumbing scope includes new restroom fixtures, a kitchenette sink and dishwasher, an instant hot water unit, and disposal connections. Electrical scope includes a new 200-amp subpanel, LED 2×4 troffer lighting, recessed downlights, illuminated exit signage, occupancy sensors, directional daylighting controls, power distribution throughout, and data infrastructure at all workstations and offices. ADA improvements address door hardware, restroom layout, accessible reach ranges, kitchenette cabinetry, and path of travel.

The work is being completed in an active shopping center, requiring coordination with property management to maintain customer access and tenant operations across the surrounding suites.
