The Howe About Arden Redevelopment was a multi-phase civil and sitework project that repositioned a prominent retail corridor at Arden Way in Sacramento. Completed in 2016, the work focused on comprehensive infrastructure upgrades, site reconfiguration, and preparation for new anchor and specialty retail development within an active commercial environment.
Phase 1 included surveying, site demolition, clearing and grubbing, rough grading, and installation of new underground utilities to support future retail uses. Improvements also included asphalt paving, baserock installation, sealcoating, striping and signage, erosion control measures, site concrete, sidewalks, landscaping, topsoil placement, and site electrical systems. These upgrades established a modernized site framework and improved circulation throughout the center.
Phase 2 expanded the scope with demolition of an existing theater structure, additional grading and utility work, and further paving enhancements, including stamped asphalt. New retaining walls, CMU walls, and expanded concrete paving were installed, along with the replacement of approximately 4,000 square feet of city sidewalk. Traffic and pedestrian control measures were coordinated with the city to maintain public access during construction. Site lighting and electrical systems were upgraded to support the redeveloped retail environment. The completed redevelopment significantly improved site functionality, safety, and visual appeal, creating a strong foundation for long term retail investment.
